Customer story

58% lower cost per booked viewing on Meta Ads for a Dubai brokerage, and AED 62 million in Form F sales.

A Dubai brokerage selling ready homes was paying AED 1,800 for each viewing booked from Meta Ads. Webzenia replaced instant forms with landing pages that ask for district, timeline and budget, sent attended viewings back to Meta through the Conversions API, and produced walkthrough videos of the listings.

The challenge

The brokerage sells ready villas and apartments in districts such as Dubai Hills, Palm Jumeirah and Downtown. It spent AED 120,000 a month on Meta Ads with instant lead forms, which brought in 1,800 leads a quarter at AED 200 each.

Most were renters, or buyers looking for off-plan payment plans rather than ready homes. Of 200 viewings booked in the quarter, 120 took place and 10 led to an offer. A booked viewing cost AED 1,800.

The approach

Webzenia replaced the instant forms with landing pages built in Next.js. Before a buyer can request a viewing, a short quiz asks for the district, the timeline and the budget, so renters and buyers outside the range drop out before they become leads.

The brokerage’s CRM now sends each attended viewing back to Meta through the Conversions API, and prospecting runs in one broad Advantage+ ad set optimised for attended viewings. Webzenia directed and edited vertical walkthrough videos of the listings, with scripted voiceovers. Every ad carries the listing’s Trakheesi permit number, as the Dubai Land Department requires.

The results

The cost of a booked viewing fell 58% in 90 days, from AED 1,800 to AED 756, comparing the 90 days after launch with the quarter before, in Meta Ads Manager and the brokerage’s CRM. Leads fell from 1,800 to 1,260 and each cost 43% more. Booked viewings rose from 200 to 476.

24% of attended viewings led to an offer, up from 8%: 91 offers from 380 viewings, against 10 from 120.

The brokerage signed 14 Form F agreements worth AED 62 million in those 90 days, against 2 worth AED 9.5 million from Meta leads the quarter before, on the same AED 120,000 a month. The figure is the sale value of the properties at the MOU stage, not the brokerage’s commission.
