Customer story

66% lower cost per qualified lead on Google Ads for a Dubai developer’s off-plan launch, on the same budget.

A Dubai real estate developer was paying AED 2,500 for each qualified lead from Google Ads during an off-plan launch. Webzenia split international and UAE search, moved to exact match, added the project’s Trakheesi permit number to every ad and trained bidding on viewings booked in Salesforce.

The challenge

The developer was launching an off-plan project and spending AED 150,000 a month on Google Ads. The sales centre was taking enquiries from tourists, brokers looking for information and buyers who could not meet the project’s 20% down payment, and a qualified lead cost AED 2,500.

Every property advertisement in Dubai must carry a valid Trakheesi permit number, so each new ad variation had to be checked before it ran. That slowed the in-house team’s testing.

The approach

Webzenia split the account into international investor campaigns and UAE campaigns, and replaced broad match with exact-match keywords. Negative keyword lists kept spend off broker and tourist searches. An ad script inserts the project’s Trakheesi permit number into every ad variation, so new copy can be tested without a manual permit check.

The ads lead to landing pages in English, Arabic and Russian that state the starting price and the payment plan before the form, so buyers outside the range leave before enquiring. Webzenia then connected Salesforce to Google Ads with offline conversion tracking, so bidding learns from the leads that booked a viewing at the sales centre.

The results

The cost of a qualified lead fell 66% in 60 days, from AED 2,500 to AED 850, comparing the 60 days after launch with the quarter before, in Google Ads and Salesforce.

Monthly sales-centre viewings rose from 12 to 54, counting attended and virtual viewings from Google Ads leads. Buyers arrived already knowing the price and the payment plan.

The developer closed AED 45 million in off-plan units in those 60 days, recorded as closed-won in Salesforce against Google Ads, on the same AED 150,000 a month. The launch phase’s first allocation sold out.
