A developer selling residential projects across Navi Mumbai's Kharghar, Panvel and Ulwe nodes paid property portals for every enquiry while its own site treated all three markets as one undifferentiated page. Webzenia built distinct node and project pages with local schema for each market, giving the developer a direct channel to the buyer demand building ahead of the airport opening.

The challenge
Navi Mumbai's newer planned nodes, Kharghar, Panvel and Ulwe, are drawing buyer interest ahead of the airport opening nearby, and a developer selling projects across all three paid property portals for every lead that came in, a cost that scaled with every unit rather than shrinking as the developer's own reputation grew.
The developer's site made the problem harder to fix, not easier: one page tried to represent projects in all three nodes at once, so a buyer searching specifically for a Panvel property or an Ulwe launch landed on a page that was not clearly about either, and the nodes were quietly competing with each other for the same rankings. Every enquiry the developer wanted still had to be bought from a portal, because its own pages could not tell three different buyers apart.
The approach
Webzenia treated Kharghar, Panvel and Ulwe as three separate markets rather than one, since a buyer comparing a Kharghar property weighs different priors, connectivity, existing infrastructure, price band, than one looking at Panvel or Ulwe, and built a distinct set of node and project pages for each.
Local schema tagged each page to its own node, so search engines and buyers alike could tell at a glance which market a given project belonged to, ending the internal competition between the developer's own listings.
Content on each node page answered the due diligence questions an actual buyer has, possession timelines, connectivity to the upcoming airport, nearby infrastructure, rather than one generic pitch repeated across all three markets.
Off page authority work strengthened the domain so the new node pages could outrank the portals for node specific searches, giving the developer a path to enquiries that did not start with a portal fee.
The results
Qualified site visit enquiries grew 2.7x over seven months. Buyers began arriving through searches for a specific node rather than through a portal listing bought for the developer's entire portfolio.
Cost per site visit fell 48%. Fewer visits now arrive through a paid portal listing, since the developer's own node pages compete directly for the same searches.
All three nodes, Kharghar, Panvel and Ulwe, now rank distinctly on their own project and connectivity terms, ending the cannibalisation that had held every node back.
