The challenge

A developer building premium apartments along Lucknow's Gomti Nagar and Shaheed Path corridor paid a property portal for every enquiry it generated, whether that enquiry ever turned into a site visit or not. Most did not.

Buyers searching this specific corridor cared about details the portal listings never captured: which project sat closest to a particular school, how far a tower was from the metro line under construction, what the locality actually looked like beyond a floor plan. The developer's own site ranked for none of it, so portal traffic, unqualified and comparison-shopping across a dozen listings at once, was the only lead source available. Every rupee spent on a portal lead bought a shot at a buyer who might never show up for a site visit.

The approach

The corridor itself set the research agenda. Ahrefs and Google Search Console data surfaced locality terms tied to schools, metro connectivity and specific micro-markets within Gomti Nagar, the detail a portal listing never bothered to rank for.

The team built project pages and standalone locality pages for each micro-market along the corridor, each carrying local business schema so search engines could connect the project to its exact location rather than a generic Lucknow tag.

Screaming Frog audits and technical SEO work cleared the indexation gaps keeping the new locality pages from ranking, so the corridor content had a real chance to compete with the portal listings it was built to replace.

Call tracking connected every enquiry back to the page and query that produced it, letting the sales team see which locality pages were sending buyers who actually kept their site-visit appointment, not just buyers who clicked.

The results

Qualified site-visit enquiries grew 2.7x over seven months. Buyers arriving through the new locality pages already knew the corridor and the project, so more of them followed through and showed up.

Cost per site visit fell 49%, since organic enquiries carry no per-lead portal fee and convert to an actual visit far more often than portal traffic did.

More than 45 corridor terms reached page one, the locality and micro-market searches a portal listing was never built to rank for. That coverage keeps producing enquiries the developer no longer pays a portal to generate.
